What to Expect from Home Inspections

If you’re a homeowner, you’re likely familiar with home inspections. Home inspections are conducted in order to determine the condition of your current or future home and if anything needs to be attended to. If you’re not familiar with home inspections, here’s what to expect.

  • When Do I Need One? Home inspections are typically conducted when you purchase a home. Once the seller accepts your offer, you’ll want to have a home inspection lined up before you close on the house. A home inspection will ensure that everything is in working order, and if it’s not you can negotiate with the seller.
  • What Happens? An inspector will come to the house and spend a few hours inspecting the entire home. This includes taking notes and pictures in order to form a reasonable opinion on the condition of the house. The inspector will make sure things are in working order — this doesn’t include cosmetic and aesthetic things such as a stain on the wall. Additionally, they won’t be able to detect hidden issues such as mold or asbestos.
  • What’s Reported? Your inspector will then form a report which includes summaries of the inspection, checklist items that passed, their notes, and pictures. This report may include the remaining life on some items such as the roof and finishes.
